Job Opportunity: Full Time Maintenance Technician (Mayfield)

The Maintenance Technician, under the direction of the Site Manager, is responsible for the overall maintenance of the property and all areas related to the day-to-day maintenance operations of the community. The technician plays a key role in ensuring the property remains in excellent condition, addressing repair needs promptly, and maintaining a high standard of service for residents and guests.

Essential Duties and Responsibilities:

• Perform basic electrical, plumbing, and carpentry repairs.
• Handle painting tasks for any structure within the community.
• Ensure proper care and maintenance of tools; if tools are damaged or insufficiently cared for, replacement will be required.
• Repair property as needed, both interior and exterior.
• Prepare units for new move-in tenants, including painting, flooring, repairs, and necessary cleaning.
• Manage empty move-out apartments and restore them to optimal condition.
• Respond to 24-hour emergency maintenance requests and provide timely solutions.
• Complete any work orders assigned by the Site Manager.
• Groundskeeping tasks as assigned, including leaf removal from sidewalks and trimming tree limbs overhanging walkways.
• Maintain building systems, including gutters, downspouts, and drainage solutions.
• Pressure wash exterior areas as needed.
• Keep maintenance areas organized, clean, and functional.
• Change air filters, perform unit inspections, replace batteries and bulbs, and clean HVAC coils on a yearly basis.
• Assist with garbage removal and bag replacement in laundry and on the grounds.
• Perform any other responsibilities as assigned by the Site Manager.

Ideal Candidate:

• Must maintain a professional, courteous manner when interacting with residents, guests, subcontractors, and employees.
• Must provide and bring necessary tools each day to effectively complete the assigned tasks.
• Must meet with the Site Manager daily to review and receive the Daily Work List.
• Complete the Daily Work List as assigned and submit it at the end of each day, along with receipts for any supplies purchased.
• Ability to work independently and handle emergency maintenance situations with a sense of urgency and attention to detail.

Qualifications:

• Experience in property maintenance or related field preferred.
• Strong knowledge of basic electrical, plumbing, carpentry, and painting skills.
• Ability to perform physical tasks, including lifting, climbing, and working in various weather conditions.
• Good problem-solving skills and ability to troubleshoot issues effectively.
• A valid driver’s license and reliable transportation.

Work Environment:

• The Maintenance Technician will work in various areas of the property, including individual units, common areas, and outdoor spaces.
• Must be available for emergency calls and flexible with hours when needed.
